April 26, 2024 – R.D. Olson Construction, an award-winning general contracting firm in California, has broken ground on a new 238k square-foot, seven-story affordable housing apartment complex in Woodland Hills, CA.
In attendance at the recent ceremony, along with R.D. Olson Construction President Bill Willhelm, were representatives of owner Meta Housing Corp., and Los Angeles City Councilmember for District 3, Bob Blumenfield.
The project’s green light was fast-tracked using Los Angeles Mayor’s Executive Directive 1, which is designed accelerate the approval of qualifying affordable housing projects. The all-new construction, known as The Alcove, located at 21300 W. Oxnard Street, is part of the San Fernando Valley area’s revitalization, and will offer easy access to the 101 Freeway, Pierce College, and nearby Topanga Westfield Mall.
The first phase of construction will offer 173 units ranging in size from 620 square-foot studios to 1,300 square-foot three-bedroom apartments, with completion expected for fall of 2025. “Meta Housing Corp. are longtime partners of R.D. Olson Construction,” said Bill Wilhelm, President of R.D. Olson Construction. “We feel honored that they choose to continue using our services and trust us with the important responsibility of creating affordable housing for those who need it most.”
Amenities for residents will include a community room, designated exercise area, storage room for 200 bicycles, tot lot playground and common outdoor areas with barbecues. The first level will be dedicated to parking and management offices, with a 6,000 square-foot courtyard on the third level. Each floor will have its own laundry room and a centralized trash chute system. Phase two of The Alcove, which is in planning stages, is designed to add 128 more units and will be located on the north section of the 2.25-acre lot.
A.C. Martin is the architect, with management from AMJ Construction Management. This is R.D. Olson Construction’s third project for Meta Housing Corp. with previous completions on Lamp Lodge and Stony Oaks affordable housing developments.
The LEED certified Warner Center complex will offer units to families earning between 30% and 80% of the area median income, with restrictions for affordability to stay in place for 55 years.
